Custom Home Builder in Ashland, VA
They call it the Center of the Universe. The train still runs straight down the middle of town, Randolph-Macon sits on one side of the tracks and Center Street on the other.
Why Ashland
Why Build in Ashland?
Ashland is the most town-like place in Hanover — an actual main street, a college, front porches and a railroad running through the middle of it. It is small, walkable and about twenty minutes from Downtown Richmond.
- 01
A Real Town, Not a Subdivision
Ashland has been the Center of the Universe since the train started running through the middle of town. Front porches line the streets, Randolph-Macon students are on one side of the tracks and Center Street restaurants on the other.
- 02
Twenty Minutes to Downtown
Hanover has the shortest commute of any county that still feels genuinely rural, and Ashland sits on I-95 with Route 1 running parallel. Amtrak stops in the middle of town, which very few Richmond-area addresses can say.
- 03
Mature Streets, Earned Character
Hanover is not a recent suburban invention. The neighbourhoods here have mature trees, brick sidewalks and an architectural vernacular earned over time rather than designed in a master plan — which is exactly what a new build has to respect.
- 04
Infill on Established Streets
The best addresses in Ashland are streets where the lot is worth more than the house on it. We handle the teardown, the county permitting and a new build designed to fit the block instead of fighting it.
- 05
Acreage Just Outside It
Drive a few minutes out and the lots get bigger — Beaverdam, Montpelier and the western side of the county are Build on Your Lot country, close enough that Ashland stays your town.
- 06
The Calendar Is Genuinely Local
The Ashland farmers market, the Strawberry Faire on Randolph-Macon’s lawn the first weekend in June, Kings Dominion fireworks visible from the back roads at Doswell. The county still farms, and it shows.

The Ashland Lifestyle
Trains, Porches and a Main Street
If you have been to Ashland on a summer evening you already know. The train rolls right through the middle of town, and nobody minds. Front porches line the streets in between, and after a few visits you stop arguing with the slogan.
It is a small place with a college in it, which gives it more restaurants, more events and more foot traffic than a town this size would otherwise have. The Iron Horse is the local fixture.
A custom home here does not have to fight its surroundings. Brick, deep porches, real four-season landscaping — Ashland already has a vernacular and we build to it.

Building in Ashland — Common Questions
How far is Ashland from Downtown Richmond?+
About 20 minutes down I-95 or Route 1. Amtrak also stops in the centre of town, which is unusual for the region. Elsewhere in Hanover County, Mechanicsville runs 15–20 minutes and Old Church 25–30.
Can you build on an established street in Ashland?+
Yes. On established Ashland streets the lot is often worth more than the house standing on it. We handle the evaluation, demolition, permitting and the new build as one project — see teardowns and infill.
Can I build on land I already own?+
Yes — it is a large part of what we do. Build on Your Lot covers design, site work, county permitting and construction. If you are still looking at a parcel in Ashland, book a free lot walk first and we will tell you what it will actually take to build on it.
Do Ashland-area builds need well and septic?+
In town, usually not — many streets are on public water and sewer. Most Build on Your Lot parcels further out toward Beaverdam and Montpelier are well-and-septic. Most rural parcels out here are well-and-septic rather than public utilities. We handle the soil and perc testing, the septic design, the well permit and the county approvals as part of the project rather than leaving you to coordinate separate contractors.
What is the difference between Ashland and Mechanicsville?+
Ashland is a walkable town with a main street, a college and the railroad through the middle. Mechanicsville is established suburban on the county’s eastern side, closer to the city. Both are Hanover and we build in both.
How long does an Ashland custom build take?+
Most custom builds run 10–14 months from contract to move-in. A teardown-and-rebuild adds one to two months for demolition and the extra permitting. You get a written timeline before construction starts.
