Lot Finding Assistance
Finding the right place to build is the hardest part of a custom home, and heading into 2026 the best homesites around Richmond rarely stay on the open market for long. Our team helps you locate and secure a lot that fits your budget, the home you want to build, and the zoning that governs it.
We evaluate land the way a builder does rather than the way a listing does: topography and soil, well and septic versus public utilities, setbacks, easements, and whether your plan actually fits the buildable area. Because we build across Chesterfield, Powhatan, Goochland, Hanover, Henrico, and New Kent, we can tell you early what a given parcel will really cost to build on.
- Site walks and feasibility reviews before you buy
- Zoning, setback, easement, and utility checks
- Site-work budgets based on the actual lot, not a placeholder allowance

Already own land?
Build on Your Lot (BOYL)
Already own your land, or have it in the family? Building on your own lot is what we do most, and we handle the whole process end to end. We start by evaluating the site so nothing surprises you later, working through topography, soil conditions, access, and utilities before a budget is ever fixed.
From there we manage every step: permits and county approvals, site work, and the subcontractors who do the building. You get one team accountable for the schedule and the budget, and a home designed around the land you already own instead of a lot chosen for you.
- Full permitting and county approvals handled for you
- Site work scoped to your land before pricing is locked
- One point of accountability from clearing to final walk-through

Design
Custom Home Design
You can start from one of our existing plans and adjust it, or design a home from scratch with our team. Most families land somewhere in between: a plan they liked, reworked around their lot, their routine, and how they actually live.
Our designers work through the details that matter day to day, from where the light falls to how the mudroom handles a Tuesday afternoon. Nothing is locked into a package, and nothing gets bolted on as a forced upgrade. The result is a home that reflects how your family lives rather than how a plan book assumed you would.
- Adjust an existing Keel plan or start from a blank sheet
- Layouts worked around your homesite and its orientation
- Selections guided by what holds up, not just what photographs well

Financing
Home Financing Help
Financing a home you are building works differently from buying one that already exists, and the construction loan is usually the part that trips people up. We walk you through how construction-to-permanent loans work, what lenders will want to see, and how draws are paid out as the house goes up.
We work with lenders who finance custom builds on private land in Central Virginia every week, which matters when your loan has to account for the land you already own. We will help you get a clear picture of the total number, land, site work, home, and finishes, before you commit to anything.
- How construction-to-permanent loans and draw schedules work
- Lenders experienced with build-on-your-lot financing
- Land equity factored into what you actually need to borrow

Construction
Construction Services
Construction is where a custom home is won or lost. From groundbreaking to final inspection, your project manager runs the schedule, the budget, and the quality checks, and stays your point of contact the whole way through.
You will know what is happening on your site and what comes next, rather than finding out after the fact. Our teams build to a standard that holds up years after move-in, and our work does not end at closing: warranty and post-construction service carry on once you are living in the house.
- A dedicated project manager from groundbreaking to closing
- Scheduled walk-throughs and quality checks at every phase
- Warranty and post-construction service after you move in
Common Questions
Custom Home Building FAQs
What does it cost to build a custom home in Central Virginia in 2026?+
It depends far more on your land and your finishes than on square footage alone — site work on a sloped, wooded, or well-and-septic lot can differ by tens of thousands from a flat parcel with public utilities. Start with our cost calculator for a realistic range, then read our 2026 cost-per-square-foot breakdown for what actually drives the number.
Do I need to own land before I talk to you?+
No. Plenty of our clients come to us before they own anything, and we help them find and evaluate a homesite — see lot finding assistance. If you already own land, we start with a feasibility review of what you have.
Can I customize one of your existing home plans?+
Yes. Most of our homes start from an existing Keel plan and get reworked around the family and the lot. You can also design from scratch with our team. Browse the plans to see where you would want to start.
How do I finance a home built on land I already own?+
Usually through a construction-to-permanent loan, where the land you own can count toward your equity. We will introduce you to lenders who do build-on-your-lot financing regularly — the financing options guide walks through the common structures.
How long does it take to build a custom home?+
Design and permitting typically run several months before construction starts, and the build itself is the longer stretch. Your timeline depends on your county, your plan, and your lot. Our 9-phase construction timeline explains what happens in each stage.
Which counties do you build in?+
We build across Central Virginia, including Chesterfield, Powhatan, Goochland, Hanover, Henrico, New Kent, and the City of Richmond. See where we build for the full list, or call us at 804-206-9280 if your land is nearby and you are not sure.
