Custom Home Builder in Northside, VA

North of Downtown — tree-lined streets, stately Victorians and cosy bungalows, with Bryan Park and Battery Park at either end.

Why Northside

Why Build in Northside?

Northside is one of the city’s most characterful residential areas: architecture that spans a century, a genuine neighbourhood feel, and enough green space to forget how close Downtown is.

  1. 01

    Architecture With Real Range

Northside runs from stately Victorian houses to cosy bungalows, reflecting a long history and a varied set of streets. A new build here has a specific vernacular to answer to.

  2. 02

    Tree-Lined and Green

Bryan Park and Battery Park bookend the area, providing serious green space and recreation within the city — unusual this close to Downtown.

  3. 03

    A Tight-Knit Community

Neighbourhood events, farmers’ markets and gatherings give Northside a community spirit that residents mention before they mention the houses.

  4. 04

    Local Businesses, Not Chains

Local shops, restaurants and cafés run alongside the residential streets, which is much of what makes the area feel like its own place rather than a commute-in suburb.

  5. 05

    Minutes From Downtown

Accessible to major highways and close to Downtown Richmond — a peaceful residential retreat that is still genuinely in the city.

  6. 06

    City Permitting and Review

Richmond has its own zoning, setbacks and neighbourhood review. On streets with this much architectural character, what you propose matters as much as where you propose it.

The Northside Lifestyle

Porches, Parks and a Farmers’ Market

Northside is residential in the old sense: porches, sidewalks, big trees and people who know the block. The housing stock does most of the work in setting the tone.

Bryan Park and Battery Park handle the outdoors, and the local shops and cafés handle the rest. The neighbourhood calendar — markets, events, gatherings — is a real part of living here.

Building on a street of Victorians and bungalows is a design problem before it is a construction one. Proportion, porch depth, roof pitch and materials decide whether the house belongs or announces itself.

Frequently Asked Questions

Building in Northside — Common Questions

Where is Northside?+

Northside is the part of the City of Richmond just north of Downtown — tree-lined residential streets, historic homes and parks at either end.

Does Keel build in Northside?+

Yes, when the right lot comes along. Most of our city work is in the Near West End, the Fan, the Museum District, Church Hill and Southside — Northside is on the list rather than being a core specialism, and we would rather say so than pretend otherwise.

How does city permitting differ from county permitting?+

Richmond is its own permitting authority, with its own zoning, setbacks and neighbourhood review requirements. On a street with strong architectural character, the review matters.

Can you tear down and rebuild here?+

Yes. On established Northside streets the lot is often worth more than the house standing on it. We handle the evaluation, demolition, permitting and the new build as one project — see teardowns and infill.

Can I build on a lot I already own?+

Yes — it is a large part of what we do. Build on Your Lot covers design, site work, county permitting and construction. If you are still looking at a parcel in Northside, book a free lot walk first and we will tell you what it will actually take to build on it.

How long does a Northside build take?+

Most custom builds run 10–14 months from contract to move-in. A teardown-and-rebuild adds one to two months for demolition and the extra permitting. You get a written timeline before construction starts.
