Custom Home Builder in Charles City, VA

Along the James between Richmond and Williamsburg — farmland, forest and waterways, with some of the oldest history in the country attached.

Why Charles City

Why Build in Charles City?

Charles City is a county rather than a town, and a genuinely rural one. It is the quietest address we build at, with real acreage, river frontage and a colonial history you can drive to.

  1. 01

    River, Farmland and Forest

Nestled along the banks of the James, the county is known for picturesque landscapes — farmland, forests and waterways rather than subdivisions.

  2. 02

    Between Two Cities

Proximity to both Richmond and Williamsburg means small-town living with access to urban amenities and cultural attractions in either direction.

  3. 03

    Colonial History on the Doorstep

Berkeley Plantation and Shirley Plantation are both here, with a history dating to the earliest colonial period. It is an unusual thing to have as your local landmark.

  4. 04

    A Close-Knit County

Residents describe a tranquil, close-knit community where neighbourly connection still prevails — a function of how few people live here.

  5. 05

    Real Acreage

This is Build on Your Lot country in its purest form. Parcels are large, neighbours are distant, and the house can be sited for the land rather than the setback.

  6. 06

    Rural Utilities and Access

Expect well-and-septic and longer utility runs. Those costs are real and knowable up front, and we price them from the actual parcel rather than an average.

The Charles City Lifestyle

The Quiet End of the James

Charles City is farms, forest and river. There is no town centre to speak of, and that is the point — people move here for space and quiet rather than convenience.

Outdoor life runs to the river, hiking and the trails, with the plantations and the Upper Shirley vineyard covering the rest. Richmond is west, Williamsburg is east, and neither is far.

On parcels this size the site work conversation comes first. Access, soil, septic and how far the power has to run will shape the budget more than the floor plan does.

Large parcels with genuine privacy. We walk the land first — access, slope, soil, septic and utility distance — and price the site work from what is actually there.

River frontage carries the most site complexity of anything we build on: grading, access, setbacks and permitting all get more involved. Worth scoping early.

Frequently Asked Questions

Building in Charles City — Common Questions

Is Charles City a town or a county?+

A county. Charles City County runs along the north bank of the James between Richmond and Williamsburg. There is no incorporated town of that name — the courthouse area is the closest thing to a centre.

Is Charles City in Keel’s service area?+

It is at the eastern edge of where we work. We build within about an hour of Richmond, and Charles City is inside that — but it is further out than our core counties, so talk to us early about the drive and what it means for the schedule.

Do builds here need well and septic?+

Most rural parcels out here are well-and-septic rather than public utilities. We handle the soil and perc testing, the septic design, the well permit and the county approvals as part of the project rather than leaving you to coordinate separate contractors.

Can I build on land I already own?+

Yes — it is a large part of what we do. Build on Your Lot covers design, site work, county permitting and construction. If you are still looking at a parcel in Charles City, book a free lot walk first and we will tell you what it will actually take to build on it.

What is there nearby?+

Berkeley and Shirley Plantations, the Upper Shirley vineyard, river access and trails. Richmond is a drive west and Williamsburg a drive east.

How long does a Charles City custom build take?+

Most custom builds run 10–14 months from contract to move-in. A teardown-and-rebuild adds one to two months for demolition and the extra permitting. You get a written timeline before construction starts. Rural site work — well, septic and long utility runs — can add to the front end, which we scope before contract.
