Custom Home Builder in Caroline County, VA

North up I-95 from Hanover — lake communities, open farmland and the Rappahannock, closer to Richmond than most people expect.

Why Caroline

Why Build in Caroline County?

Caroline County sits just north of Hanover along I-95, from Ruther Glen and Ladysmith up to Bowling Green and the Rappahannock at Port Royal. It mixes two large lake communities with open farmland and forest, and much of it is a shorter drive from Richmond than the map suggests.

  1. 01

Closer Than It Looks on a Map

Ruther Glen is about thirty-five minutes from our Henrico office, Ladysmith and Lake Land’Or under fifty, and Bowling Green about fifty. I-95 runs the length of the county, with exits at Carmel Church and Ladysmith.

  2. 02

    $0.58 per $100

Caroline’s real estate rate for 2026 is $0.58 per $100 of assessed value — $4,060 a year on a $700,000 assessment, against $5,670 in Hanover. Inside the Town of Bowling Green the town adds $0.13.

  3. 03

    Two Lake Communities

Lake Land’Or spans nearly 2,000 acres with sixteen lakes and ponds; Lake Caroline is built around a 277-acre lake. Both are gated, and both review new homes before construction — Lake Land’Or through its Building Committee, Lake Caroline through its Architectural Control Committee. We build in Lake Land’Or and know how that review runs.

  4. 04

    224 New Homes Last Year

Caroline permitted 224 single-family homes in 2025, and 318 the year before, at an average reported construction value of $323,053 in 2025. That figure is the structure alone — no land, no well, no septic, no driveway.

  5. 05

    The Rappahannock and Port Royal

The Rappahannock forms the county’s northern edge. Port Royal was established as a river port in 1652, and the Rappahannock River Valley National Wildlife Refuge has a unit there.

How We Build Here

Building on Your Own Land in Caroline

A lake lot, a wooded parcel off a county road or open acreage near Bowling Green — the work starts on the ground, not on paper.

  1. 01

We Walk the Land Before Anything Is Drawn

Access, slope, tree cover worth keeping, the likely drainfield and, near the streams, where the protected buffer runs. Every one of those shapes the floor plan, and all of them are cheaper to find on the parcel than on paper. Book a free lot walk and we will walk it with you.

  2. 02

    The Community’s Review, Planned In

In Lake Land’Or and Lake Caroline the association reviews a new home before construction starts. We prepare the submission with the design so its approval sits on the schedule rather than holding it up.

  3. 03

Public Water or Well and Septic

The county runs water systems around Carmel Church and Ladysmith, Milford and Townfield, the lake communities are served by Aqua Virginia, and the towns have their own. Elsewhere a lot is usually on a private well and septic, permitted by the Virginia Department of Health. We confirm which applies before design.

  4. 04

Erosion Control and the Bay Act

Every house site needs a county land-disturbance permit with erosion controls. Caroline is a Chesapeake Bay Act locality, so land along perennial streams carries a 100-foot protected buffer; on a lot that has one, we map it before anything is drawn.

Frequently Asked Questions

Building in Caroline — Common Questions

Do you build in Caroline County?+

Yes — on your own land anywhere in the county, from Ruther Glen, Ladysmith and Lake Land’Or to Lake Caroline, Milford and Bowling Green.

What is the property tax rate in Caroline County?+

$0.58 per $100 of assessed value for 2026 — $4,060 a year on a $700,000 assessment. Inside the Town of Bowling Green the town adds $0.13, for $0.71 combined.

Can you build in Lake Land’Or or Lake Caroline?+

Yes. Both communities review new homes before construction — Lake Land’Or through its Building Committee and Lake Caroline through its Architectural Control Committee — and we prepare that submission as part of the design.

Do I need a well and septic system?+

It depends where the lot is. The county, Aqua Virginia and the two towns run public water systems in parts of the county; elsewhere expect a private well and septic, permitted by the Virginia Department of Health. We check the parcel before design.

What does the Chesapeake Bay Act mean for my lot?+

Caroline is a Bay Act locality, so land along perennial streams carries a 100-foot protected buffer that can decide where the house sits. Every house site also needs a county land-disturbance permit with erosion controls. We map both on the lot walk.

How long does a Caroline custom build take?+

Most custom builds run 10–14 months from contract to move-in. On your own land the front end — lot walk, soil evaluation, design, community review and permits — is where the calendar varies most. You get a written timeline before construction starts.
