King William County sits between the Pamunkey and Mattaponi rivers, which meet at West Point to form the York. Route 360 crosses into the county at Manquin, and most of what gets built out here goes up on land the owner already has — family acreage, a wooded lot, or a parcel off a county road.

    King William's 2026 real estate rate outside the town is $0.615 per $100 of assessed value — $4,305 a year on a $700,000 assessment, against $5,670 in Hanover. Inside the Town of West Point the county levy drops to $0.305, but the town adds its own $0.56, for $0.865 combined.

    A house site crosses the 2,500-square-foot threshold, so the land-disturbance approval and erosion controls are part of every King William build. We plan them with the site layout and hold them through construction.
